Investment Policy
As Japan's pioneering logistics REIT, Japan Logistics Fund, Inc. (JLF) leverages the specialized expertise and on-the-ground experience of its asset management company, Mitsui & Co., Logistics Partners Ltd., to navigate economic and logistics trends. Our goal is to secure stable, long-term returns and maximize investor value.
Investment Target
Our primary investment focus is on real estate utilized for logistics facilities. Additionally, we may invest in secondary targets such as real estate used for data centers and other information and communication facilities. We also consider properties that, while not currently used for logistics, have the potential to be converted or redeveloped into logistics facilities in the future.
The medium-term investment ratio targets for real estate used for logistics facilities and other properties are outlined below. However, please note that these target figures are long-term goals, and there may be periods during the asset acquisition process when these figures are not met.

Investment Regions
To mitigate revenue fluctuations caused by economic changes and region-specific events such as earthquakes, we consider geographic diversification of our portfolio. We take into account indicators such as population distribution, regional GDP, market dynamics between consumption and production areas, and port logistics trends and needs.
